This unique property was located on a peninsula with lake frontage in front as well as in back of the home. Built in the early 2000’s this magnificent custom built home spared no expense adding marble floors, stained glass domes, and many other personalized features. The home was perfectly styled for the period it was built.
When the original owners, who built the home, decided to sell potential buyers were slowed by all the work to modernize the style. The combination of price and updates was too much for buyers even sitting on one of a kind land.
The home was sold to a group of investors intending to flip the property. For over a year crews worked to remodel, paint, update, and decorate the entire 11,000 sq ft home. The results were a stunning transformation from traditional Mediterranean to transitional contemporary design. While significant remodeling was done, certain areas like the built in fireplace in the formal living room were cost prohibitive to change so alternative methods of updating were applied.

The goal was simple, help the homeowner finalize decisions. This sitting area was located just inside the entrance and would be considered a receiving area for guests. Overall the homes layout is an open floor plan but this niche had some privacy from the rest of the home even though it was connected.
Large, nearly floor to ceiling windows, provide the area with excellent natural light while the overhead recessed fixtures spread accent light throughout the room. The environment of the area was well set, it was just missing the finishing touches.
The client wanted to update the look but had so many options they didn’t know exactly what they wanted to do. Consideration was given to a built in window seat, creating a family gallery wall, and other options that created interesting focal points.
Meeting with the clients our team recommended to keep it simple. Instead of a single focal point, we discussed using material selections to create an intentional space. Mixing natural woods, iron, and fabrics to bring each materials different qualities together.
After working with the client to create a vision board to determine style and direction, purchasing began. To anchor the room a large iron modern industrial mirror was chosen. Iron brings strength and definition to the space but also a need to introduce warmer tones.
To compliment the mirror, a sideboard made from solid mango wood with modern designed doors accented with capiz was selected. The sideboard was truly a unique selection, that brought natural wood, gold, and iron for full room coordination.
With the back drop set, attention turned to the sitting area itself. A natural mango wood coffee table with stylish design was added and 4 upholstered chairs. The coffee table keeping the feel cohesive while the linen fabrics add softness, comfort, and a tactile layer that keeps the room from feeling too rigid.
The contrast between warm and cool, hard and soft, and smooth and textured made the space feel more layered and intentional.

Ecommerce Lifestyle Photoshoot

Not a common type of project but one we were hired for through our relations in the furniture industry. Before AI the furniture actually had to be set up and styled to capture lifestyle imagery. For this particular company, their growth in online sales through Wayfair made this work extremely important.
One of the unique challenges of this staging was only using what the manufacturer made. Our designers add minimal props and focused on utilizing the manufacturers catalog to create as many opportunities for photgraphy as possible. It was a fun project styled in a rustic modern industrial style that we dont often work with.
In the end the result was hundreds of successful lifestyle images for online sales use.

Shower Remodel

What started as a DIY tile repair turned into a spa oasis. The client needed help after discovering a leak next to their drain. Our team met with the home owner and helped create the plan for the solution to their problem. The space was roughly a five by six-foot, alcove tucked into the corner of an existing bathroom. The renovation itself remained relatively simple, but a handful of thoughtful decisions lighting, music, electrical layout, and the glass enclosure made a noticeable difference.

The Capital Grille

In Kynform’s career experience we have had the privilege to work with companies like AFD Home and the Darden Restaurant Group to create memorable pieces of decor. One of the most amazing projects was updating the iconic bronze lions that sit in front of each restaurant. From concept to design and creation, beautiful new entry lions were created, planned to be placed in front of every new Capital Grille location opening and eventually replaced at all locations. AFD Home’s experience and contacts made the difference being able to create and delivery high quality bronze lions with nickel overlay high polished to stand on pedestal bases for the price. Great team to work with and one that is also a part of the network Kynform utilizes.
Bahama Breeze

The very first Bahama Breeze was opened in Orlando on International Drive back in 1996. As the concept became more developed and additional locations were being opened the Darden design team was looking for ways to add memorable decor to the interior of the facility. One of the ideas was to have a gear of monumental size installed on the wall of the restaurants. Kynform worked with Darden and AFD Home to make this a reality. The result was an amazing 20ft+ long wheel gear on a rustic rock wall backdrop. Very cool item, made from scratch for Darden.

Agave & Rye is a bold restaurant concept known as a tequila and bourbon hall serving epic tacos in an energetic, highly styled atmosphere. For this West Palm Beach location, Kynform worked directly with the owner to help bring the vision to life through the sourcing of statement pieces and the custom design of lighting elements that enhanced the overall experience of the space.
Every detail was selected to support the unique personality of the brand and help create the immersive environment the owner envisioned. Collaborating directly with a successful independent restaurateur made the project especially rewarding, and the final result was both distinctive and impactful.

Voodoo Bayou is a vibrant restaurant concept presented as a Southern Cajun kitchen, built around bold flavor, energy, and a memorable dining atmosphere. Following the success of our previous collaboration, the same independent owner partnered with Kynform again to help bring this new concept to life.
Working directly with ownership, we assisted in shaping the environment through carefully selected statement pieces and design elements that supported the character of the brand. The goal was to create a space that felt authentic, engaging, and visually aligned with the lively spirit of the concept. The finished result delivered a strong identity and another standout hospitality project.

The Grand Castle is a landmark multi-family residential development in Grandville, Michigan, designed as a large-scale luxury community with approximately 520 planned apartment units. For this distinctive project, Kynform worked directly with ownership to supply architectural elements, decorative features, and luxury goods for select premium residences.
Our role focused on helping elevate special high-end units through carefully chosen pieces that enhanced the character of the interiors and supported the upscale vision of the development. Projects of this scale require dependable coordination, product knowledge, and an understanding of how details contribute to perceived value. We were proud to contribute to a signature residential property with a bold identity and ambitious scope.

Davenport Hotels in Spokane, Washington, part of the prestigious Autograph Collection, is known for combining historic character with elevated hospitality experiences. During my time as part of the AFD Home team, we were involved in extensive work for this notable property as a historic building was transformed into a luxury hotel destination.
The project required a strong sense of grandeur while respecting the architectural integrity and legacy of the original structure. Our contributions included architectural elements, statement lighting, patio furnishings, and additional decorative pieces selected to support the scale and elegance of the renovation.
Hospitality projects of this caliber demand more than product sourcing—they require an understanding of atmosphere, guest experience, and how design details shape perception. It was an honor to contribute to a project that blended history, luxury, and timeless presence.

During my time with AFD Home, we had the opportunity to contribute to the Mona Lisa Hotel Project through the creation of custom Mona Lisa-inspired artwork designed specifically for the property. The concept called for a cohesive artistic identity throughout the hotel, with custom pieces developed for every floor as well as key public areas.
The project was a creative and memorable example of how artwork can become part of a hotel’s overall brand experience. Each piece was designed to reinforce the theme while adding personality, visual interest, and continuity throughout the guest journey.
While the property may no longer carry the Mona Lisa name, it remains a standout project and a reminder of how custom art can help define a destination.
